What is an Asbestos Survey?

An asbestos survey is a detailed inspection of a building to identify, locate, and assess asbestos-containing materials (ACMs). Before asbestos was banned in construction, it was widely used for its durability and resistance to heat. Over time, we’ve learned the serious health risks posed by asbestos fibres when disturbed and inhaled.

Legal Requirements

When is an Asbestos Survey Needed?

Types of Asbestos Surveys

We offer two primary types of asbestos surveys to suit different requirements:

  • Asbestos Management Survey: This survey identifies the location and condition of ACMs in a building that remains in normal daily use. It ensures you have the necessary information to manage asbestos safely over time, complying with your legal duties.
  • Asbestos Refurbishment/Demolition Survey: Required before any significant building work, this more invasive survey aims to locate all asbestos materials that could be disturbed during refurbishment or demolition. Having this information up front prevents project delays, protects workers, and ensures safe management practices.

The Survey Process

Our survey process is straightforward and designed to minimise disruption:

  1. Initial Consultation: We’ll discuss your building’s details, any planned works, and the type of survey required.
  2. Site Visit: Our accredited asbestos surveyor visits your property to identify potential ACMs.
  3. Sampling & Testing: Samples are taken, if needed, and tested by a UKAS-accredited laboratory to confirm the presence and type of asbestos.
  4. Comprehensive Report: You receive a full report detailing findings, advising on monitoring, management, or removal where necessary.

After the Survey: Next Steps

Once you have your asbestos survey report, you’ll be fully informed about any ACMs present in your property. Depending on the results, you may need to:

  • Implement an asbestos management plan.
  • Engage in safe removal or remediation.
  • Continue to monitor materials to ensure they remain in a safe condition.
